Supervisor Boos reviewed the plat describing that it is expected to contain <br />approximately 1 ~0 townhomes and several single-family lots. The site is north of Alpine Drive <br />and between [Co[~nty Roads 57 and 56. The Commission reviewed the site location m ap and <br />discussion efl~sue4t, regarding the placement of bituminous trails along the County Road and <br />Alpine Drivelver!us a sidewalk, it was noted that the park and trail plan map does not currently <br />show the trail berg installed as part of the new development along either County Road. Parks/ <br />Utilities Sup~rvis~r Boos added that the Commission earlier had made the decision not to update <br />the park and ~rai! plan map to any significant degree but rather to wait for the outcome of the <br />Master Trail !Plan to indicate that trail should occur along these roads. Motion made by <br />Commissione~ Olds and seconded by Commissioner Ostrum to require sidewalks on each of the <br />borders of t his plat t hose being Sunfish Lake Boulevard and County Road 5 and aiso Alpine <br />Drive. Throu~.h the planning process it is determined that the bituminous paths should be in lieu <br />of sidewalks[in these locations would be preferred that the developer should be required to <br />proceed acco!dingly. The Commission reviewed the plat for plat dedication by consensus and <br />agreed that Park Land Dedication would not be required. Also noted was the townhome portion <br />of Villas of 1~ [eadow Point would require the dedication of private open space as part of the plat <br />and therefore Park Dedication should consist of a cash payment. Parks/Utilities Supervisor Boos <br />stated that additional information can be brought back to the Commission after the Planning <br />Commission lpprpves the preliminary plat for the proposed development. <br /> <br />Commission ~tatlr Input: <br /> <br />The Commiss~ion. [discussed the Public Hearing scheduled for September on Traprock Commons, <br />Parks/UtilitieS. Supervisor Boos added that consistent with public hearing practices a decision on <br />what to do width the park does not necessarily require a heating but rather input is collected about <br />what to do wiih the Traprock Commons Park in terms of a work plan to be considered as part of <br />the Parks capital improvements Program. <br /> <br />Parks/UtilitieS, Supervisor Boos also reviewed the Metro Greenways Planning Grant case that the <br />Council was ~eceiving and also noting other attachments to the Commission input portion of the <br />agenda. Cor~missioner Shryock stated that the Commission should consider doing the park <br />within the C~tpital Improvements Program perhaps more so than the current C.I.P. shows <br />including rais~g issues and or path to connect the east to west side to the park. <br /> <br />Commissione[ LaMere stated that in his travels and conversations with his neighbors he has <br />noted that thee h~as been significant attrition to the boulevard trees along Sunwood Drive and <br />noted that sorhe 6f those remaining seem to be in a state of significant decline.
