Staff has requested verification that the <br />regional pond pr"oposed to handle drainage is sized to accommodate this site. <br /> <br />The site plan is proposing outside storage, which is permitted in the E-1 district. However, details <br />regarding the height of the fence and the nature of the outdoor storage have been requested. <br /> <br />Recommendation: <br /> <br />Staff has some concerns with the proposed location of the loading area, as it faces a busy Bunker <br />Lake Boulevard. Staff has suggested that the location of the building or the building" <br />configuration be re-examined. However, the applicant has indicated that possible variations to <br />the loading dock location have been explored, and the proposed site plan is the only viable <br />option, given the challenges of the site. If the Planning Commission is comfortable with the <br />loading dock location, it is suggested that significant landscaping efforts be made to screen the <br />loading areas from the trail and the Bunker Lake Boulevard viewshed. <br /> <br />There are other revisions requested with regard to the landscaping plan, the grading and drainage <br />plan, and the building elevations, as outlined in the Staff Review Letter.
