The covenants for Alpaca <br />Estates requires g/~ainimum size for ramblers at 1,400 square feet. The existing size of the rambler <br />to be loeaied bn ~e property is 1,278 square feet. However, Mr. Christiansen has indicated that <br />the plans are ~.o add a 4-season porch and a main floor laundry room to the dwelling which will <br />result in a str0~¢tUre size in excess of 1,400 square feet. We also have a signed statement on file <br />from Haak0niJar~ es of the Alpaca Estates Parmership indicating that the structure to be moved <br />onto the property meets the requirements of the subdivision covenants. <br /> <br />City Code lin~j.'ts :the amount of garage and accessory swacmre space on parcels 2.5 acres and larger <br />in size to a .tc~d 0f 2,064 square feet.
