CASE <br /> <br />REQUES~T, TO MOVE IN A SINGLE FA.MILY DWELLING TO LOT 1, BLOCK 2, <br /> ALPACA ESTATES 3RD ADDITION, CASE OF DENNIS CHRISTIANSEN <br /> ~ By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Dennis Chfi~tianaen is requesting approval to move in a single family, rambler-type dwelling with <br />attached gar0ge and an accessory garage onto Lot 1, Block 2, Alpaca Estates 3rd Addition. The <br />subject par¢~ is approximately 2.5 acres in size and is zoned R-1 Rural Residential. The following <br />items are en~o$os~l for your information: <br /> <br />a) Site location map <br />b) F Photo of structures proposed to be located on subject parcel <br />c) ! I_~ tter from Haakon James, Alpaca Estates Parmership <br />d) Building Official report dated April 22, 1992 <br />c) r Ptoposed findings of fact <br />d) ; Proposed development permit <br /> <br />ObservatiOns: <br /> <br />The stmctuf0s t0 be moved onto the subject property have received a satisfactory inspection by <br />Building Official!Glyn Huff. <br /> <br />City Code establishes a minimum size for ramblers at 912 square feet. The covenants for Alpaca <br />Estates requi~es ~ minimum size for ramblers at 1,400 square feet. The existing size of the rambler <br />to be locatexl!on ~he property is 1,278 square feet. However, Mr. Christiansen has indicated that <br />the plans ar~:to add a 4-season porch and a main floor laundry room to the dwelling which will <br />result in a ~ttJu~ et~e size in excess of 1,400 square feet. We also have a signed statement on file <br />from Haakor/Ja~es of the Alpaca Estates Partnership indicating that the structure to be moved <br />onto the pr°PgrtY~meets the requirements of the subdivision covenants. <br /> <br />City Code lhaits the amount of garage and accessory slructure space on parcels 2.5 acres and larger <br />in size to a t~tal Of 2,064 square feet. The attached garage and accessory garage proposed to be <br />located on th~ subject property total 1,560 square feet. <br /> <br />Recommendation: <br /> <br />The Planning and Zoning Commission met on May 5, 1992 and recommended approval of the <br />request to mo~e in the structures. City Staff also recommends approval of the request. <br /> <br />CounCil Action: <br /> <br />MotiOn to: <br />Adol~i ReSolution g92-05- adopting Findings of Fact # relating to a request from <br />Denn'~ Ciaristiansen to move in a dwelling and accessory structure onto Lot 1, Block 2, <br />Alpac~t Estates 3rd Addition. <br /> <br />-and- <br /> <br /> <br />
