<br />Chairperson Nixt wondered if they could accommodate an access for both truck and vehicle <br />access on site one. <br /> <br />Assistant City Engineer Himmer stated they could. <br /> <br />The Commission discussed the drainage plan with Assistant City Engineer Himmer. <br /> <br />The Commission supported the Sketch Plan Review of Sunfish Lake Business Park 4th Addition. <br /> <br />Case #5: <br /> <br />Request for Site Plan Review of Diamond Graphics; Case of Diamond <br />Graphics, Inc. <br /> <br />Presentation <br /> <br />Associate Planner Geisler stated Diamond Graphics, Inc has submitted a site plan application to <br />develop a 50,406 square foot manufacturing facility on the property located on the northeast <br />comer of Bunker Lake Boulevard (County Road 116) and Azurite Street. The site is zoned E-1 <br />Employment, and manufacturing is a permitted use within this district. The building meets all <br />setbacks and lot coverage requirements. <br /> <br />The building is proposed to be constructed with tip-up, random rib pre-cast panels, with detail <br />materials consisting of EIFS, smooth and rockface block, and metal. Staff is requesting that the <br />applicant construct a sidewalk from the parking lots along the building to the entrances of the <br />building. <br /> <br />According to the building square footage, a total of 69 parking spaces are required per the <br />percentage of manufacturing/office within the proposed building. 67 spots are currently <br />proposed, with an additional 33 proof of parking stalls. <br /> <br />Associate Planner Geisler stated City Staff recommends site plan approval contingent upon <br />compliance with City Staff Review Letter dated October 26,2007. <br /> <br />Commission Business <br /> <br />Commissioner Cleveland asked what the facility looked like. <br /> <br />Associate Planner Geisler indicated they did not yet have a color rendering of the facility. <br /> <br />Mr. Don Patterson explained the colors they will be used on the building. <br /> <br />Commissioner Trites Rolle asked if having proof of parking stall was adequate. <br /> <br />Associate Planner Geisler indicated it was. <br /> <br />Chairperson Nixt asked if the proposed turning radius was adequate for the fire and safety <br />vehicles. <br /> <br />Planning CommissionlNovember 1,2007 <br />Page 11 of 14 <br />
