<br />Vice Chairperson Levine called the regular meeting of the Planning Commission back to order at <br />7:16 p.m. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Brauer, to recommend that City <br />Council adopt Findings of Fact relating to Blue Line Collision's request for a conditional use <br />pernlit to allow indoor vehicle repair on the property located at 6228 Highway 10. <br /> <br />Motion Carried. Voting Yes: Vice Chairperson Levine, Commissioners Van Scoy, Brauer, <br />Cleveland, and Hunt. Voting No: None. Absent: Chairperson Nixt and Commissioner Trites <br />Rolle. <br /> <br />Commissioner VanScoy stated the only concern he has with the CUP is with the condition of the <br />fence. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Brauer, to recommend that the <br />City Council approve the conditional use permit request, with the modification of removing Item <br />#5 relating to the fence, based on Findings of Fact, and adopt a resolution declaring terms of <br />same. <br /> <br />Motion Carried. Voting Yes: Vice Chairperson Levine, Commissioners Van Scoy, Brauer, <br />Cleveland, and Hunt. Voting No: None. Absent: Chairperson Nixt and Commissioner Trites <br />Rolle. <br /> <br />Case #2: <br /> <br />Request for a Site Plan Review of Mundt Commercial Building; Case of Tri- <br />Star Homes, LLC <br /> <br />Presentation <br /> <br />Associate Planner Breanne Dalnes stated Tri-Star Homes, LLC has submitted a site plan <br />application for the City-owned property located at 14220 Basalt Street NW on the comer of <br />Bunker Lake Boulevard and Basalt Street. <br /> <br />Associate Planner DaInes stated the applicant is proposing to construct a 14,143 square foot <br />office and warehousing facility on the subject property, which are permitted uses in the E-l <br />Employment District. The office portion will house Mundt Law Firm, and the warehousing <br />portion will be leased by a satellite dish company. Access is proposed from an existing curb cut <br />along Basalt Street N.W. <br /> <br />Associate Planner DaInes stated the applicant is requesting that the portion of the sodded area on <br />the north side of the lot be a "reinforced soil area" with a recessed curb. This would allow trucks <br />to drive on the grass, and back into the loading area. This is not currently allowed by City Code, <br />unless otherwise approved by City Council. The location of the loading dock on the north side of <br />the building will be highly visible from Bunker Lake Boulevard.
