<br />CASE# <br /> <br />REQUEST TO ADOPT ORDINANCE TO REZONE 14100 SUNFISH LAKE <br />BOULEVARD TO B-1 BUSINESS: <br />CASE OF SUNFISH LAKE DEVELOPMENT, LLC <br />By: Breanne Daines, Associate Planner <br /> <br />Background: <br /> <br />On October 9, 2007, the City Council introduced the ordinance to rezone the subject <br />property, contingent upon Met Council approval of the land use change and developing <br />the property in accordance with an approved site plan. The applicant intends to develop <br />two lots (one buildable lot and one outlot) and construct a multi-tenant retail facility on <br />the southel1lJll:ost lot. The applicant will sell or develop the second lot at a later date. The <br />below action adopts this ordinance. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Approved Site Plan <br />c) Findings of Fact, adopted October 9, 2007 <br />d) Ordinance introduced on October 9, 2007 <br /> <br />Notification: <br /> <br />The City attempted to notify property owners within 700 feet of the project's boundary <br />for the public hearing held on September 6, 2007, in accordance with City Code. <br /> <br />Observations: <br /> <br />The ordinance is eligible for adoption. <br /> <br />Funding Source: <br /> <br />The Developer is responsible for all costs associated with processing the land use <br />application and the development. <br /> <br />Staff Recommendation: <br /> <br />Staff recommends adoption of the ordinance, contingent upon Met Council approval of <br />the land use change and developing the property in accordance with an approved site <br />plan. <br /> <br />, <br /> <br />-301- <br />
