Director <br /> <br />Background: <br /> <br />Class C Components is proposing an expansion to their existing building located at 6825 <br />Sunwood Drive just west of Bunker Lake Blvd. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site and landscaping plan <br />c) Grading and drainage plan <br />d) Architectural elevations <br />e) Photo of existing building <br />f) City Staff review letter dated February 28, 2008 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />Class C Components is a parts supplier to medium and large manufacturers, and is looking to <br />expand their business. Their site is approximately 2.4 acres in size, and is located in the E-2 <br />. Employment District; warehouse and offices uses are both permitted uses in this district. <br /> <br />The existing building is 16,073 square feet in size, and the addition is proposed to be 14,901 <br />square feet in size. Once constructed, the site will have a building coverage of about 30%: City <br />Code permits coverage up to 45%. The submitted site plan also meets all building and parking <br />setbacks required in the E-2 District. <br /> <br />The site currently has one access onto Sunwood Drive. The site plan proposes a 2nd access onto <br />Sunwood on the western end of the site. City Code requires 50 parking spaces for the type and <br />size of building proposed; 54 parking spaces are shown on the submitted site plan. <br /> <br />A drainage and grading plan has been submitted, which requires some minor modifications. A <br />permit from the Lower Rum River Water Management Organization is required. A landscaping <br />plan has also been submitted, and is generally acceptable with a few minor changes. <br /> <br />The existing building is textured concrete block, with some painted accents. The expansion is <br />proposed to match the existing building. <br /> <br />37 <br />
