LLC (dated <br />February 6, 2008) and a Building Elevation Plan prepared by Architectural Consortium, <br />LLC dated February 5, 2008. We offer the following comments: <br />General: The site plan is proposing a 7,670 sghare foot Goodyear Tire and Service <br />Center at the site located at Lot 2, Block 1, Holiday Rivenwick Village. <br />Zoning: The site is zoned B -2 Business, and retail tire sales and auto service are <br />permitted uses in this district. It should be noted that outdoor storage is NOT a permitted <br />use within the B -2 Business District, and all storage of vehicles must be accommodated <br />indoors. <br />Lot Coverage: The lot is .79 acres in size, and the building proposes to cover 22% of the <br />lot, which meet City Code standards for lot coverage. <br />Setbacks: The B - Business District requires front, side, and rear yard setbacks of 35, 10 <br />and 35 feet, respectively. Parking and paving setback from street right -of -way is 20 feet. <br />The site plan appears to meet applicable setbacks. <br />Access: Access is being proposed at Riverdale Drive. A pedestrian ramp should be <br />added near the building entrance to accommodate individuals parking in the handicapped <br />spaces. Cross access easements are required for the access to /from the Holiday Station <br />Store. The revised plans should indicated the travel patterns for the narrower drive aisle <br />along the west side of the building and the connection to the Holiday Station Store; is <br />restricted access (one -way travel) proposed? <br />Drainage and Grading: A valley gutter is required at the proposed access to Riverdale <br />Drive due to minimal cross slope; please revise the plans to incorporate City detail STR- <br />-117— <br />
