Background: <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF CLASS C COMPONENTS, INC <br />By: Tim Gladhill, Management Intern <br />CASE # <br />Class C Components is proposing an expansion to their . existing building located at 6825 <br />Sunwood Drive, just west of Bunker Lake Blvd. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Site and landscaping plan <br />c) Architectural elevations <br />d) Photo of existing building <br />e) City Staff review letter dated March 21, 2008 <br />f) Proposed Development Permit <br />Notification: <br />Site Plans do not require a public hearing. <br />Observations: <br />Class C Components is a parts supplier to medium and large manufacturers, and is looking to <br />expand their business. Their site is approximately 2.4 acres in size, and is located in the E -2 <br />Employment District; warehouse and offices uses are both permitted uses in this district. <br />The existing building is 16,073 square feet in size, and the addition is proposed to be 14,901 <br />square feet in size. Once constructed, the site will have a building coverage of about 30 %. City <br />Code permits coverage up to 45 %. The site plan submitted also meets all building and parking <br />setbacks required in the E -2 District. <br />The site currently has two accesses; no additional access is being proposed as part of the <br />expansion. City Code requires 50 parking spaces for the type and size of building proposed; 54 <br />parking spaces are shown on the submitted site plan. <br />A drainage and grading plan has been submitted, which requires some minor modifications. A <br />landscaping plan has also been submitted, and is generally acceptable with a few minor changes. <br />The existing building is textured concrete block, with some painted accents. The expansion is <br />proposed to match the existing building. <br />
