That the proposed use will be disturbing to existing or future neighboring uses, because the <br />motorized recreational use has the potential for becoming a noise nuisance. <br /> <br />23. That the proposed use will not create excessive additional requirements at public cost for public <br />facilities and services and will not be detrimental to the economic welfare of the community. <br /> <br />24. That the proposed use will involve uses, activities and equipment that will be detrimental to <br />persons, property, or the general welfare by reason of excessive production of traffic, noise, smoke, <br />fumes, and glare. <br /> <br />25.
