That the Applicant currently employs 2 full-time office staff at the Subject Property, and <br />has an average of 10 home health care aides who work primarily offsite and visit the <br />home office to collect paychecks and complete paperwork. <br /> <br />9. That City Code does not permit the employment of any non-residents as part of a home <br />occupation conducted within a Principal Dwelling. <br /> <br />10. That City Code has contained this provision since at least 1978. <br /> <br />11. That the business is currently conducted in the garage of the home, which was converted <br />to office space approximately 10 years ago. <br /> <br />12. That this area is approximately 900 feet, which is approximately 39% of the total square <br />footage of the home (900 square feet/2,228 square feet = 39%). <br /> <br />13. That City Code permits home occupations to occupy no more than 20% of the floor area <br />of a home. <br /> <br />14. That the Applicant will continue to reside in the principal dwelling. <br /> <br />15. That there is currently no exterior display of signs. <br /> <br />16. That the City received a complaint about excessive cars parking at the home. <br /> <br />17. That the driveway can currently accommodate at least 4 cars. <br /> <br />18. That the Applicant has stated that employees are instructed to park only in the driveway. <br /> <br />19. That the proposed use will not adversely impact traffic in the area. <br /> <br />20. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br /> <br />21. That the proposed use will not substantially adversely impair the use, enjoyment, or <br />market value of any surrounding property. <br /> <br />22. That the proposed use will not be hazardous or disturbing to existing or future <br />neighboring uses. <br /> <br />23. That the proposed use will be served adequately by public facilities and services such as <br />highways and streets. <br /> <br />24.
