<br />CASE #5 <br /> <br />PARK DEDICATION FOR KING RANCH ESTATES <br />By: Leonard Linton, Civil Engineer II <br /> <br />Background: <br /> <br />Nathan Wattenhoffer is proposing a lot split of an existing residential lot to create a second <br />single family parcel. The site is located south of 173rd A venue NW between Baugh Street and <br />Armstrong Boulevard. <br /> <br />Observation: <br /> <br />City policy requires trail connections on both sides of State Aid Route and County Highways. <br />The lot has frontage on Armstrong Boulevard so obtaining a trail easement along Armstrong <br />Boulevard is prudent. The easement should be 15 ft wide along the inside of the property <br />parallel to Armstrong Boulevard. <br /> <br />Staff Recommendation: <br /> <br />Staff recommends park dedication for King Ranch Estates be satisfied with a cash contribution <br />of $2,475 (1 lot @ $4,738). Dedication of the trail easement will satisfy the trail dedication <br />requirement. <br /> <br />Commission Action: <br /> <br />Motion to recommend park dedication in cash.
