The existing building is 16,073 square feet in size, and the addition is proposed to be 14,901 <br />square feet in size. Once constructed, the site will have a building coverage of about 30 %. City <br />Code permits coverage up to 45 %. The submitted site plan also meets all building and parking <br />setbacks required in the E -2 District. <br />The site currently has two accesses onto Sunwood Drive. The site plan proposes a 2 access <br />onto Sunwood on the western end of the site. City Code requires 50 parking spaces for the type <br />and size of building proposed; 54 parking spaces are shown on the submitted site plan. <br />A drainage and grading plan has been submitted, which requires some minor modifications. A <br />permit from the Lower Rum River Water Management Organization is required. A landscaping <br />plan has also been submitted, and is generally acceptable with a few minor changes. <br />The existing building is textured concrete block, with some painted accents. The expansion is <br />proposed to match the existing building. <br />Staff recommends approval of the site plan request, contingent upon conformance with the City <br />Staff Review Letter, dated February 28, 2008. <br />Commission Business <br />Ms. Ketty Green, 4722 Blending Court, Big Lake, representing John White and Associates was at <br />the meeting to answer questions. <br />Motion by Commissioner Van Scoy, seconded by Commissioner Levine, to recommend that City <br />Council approve the site plan, contingent upon conformance with the City Staff Review Letter, <br />dated February 28, 2008. <br />Motion Carried. Voting Yes: Commissioners Van Scoy, Levine, Brauer, Cleveland, and Hunt. <br />Voting No: None. Absent: Trites Rolle. <br />Case #5: Request for Site Plan Review; Case of Stephen Linn of Linn Companies <br />Presentation <br />Associate Planner Dalnes stated Stephen Linn of the Linn Companies has submitted a site plan <br />application to construct a Goodyear Tire Store and Service Center on the property located <br />between Village Bank and the Holiday Stationstore on Riverdale Drive. The property has <br />recently been platted as Lot 2, Block 1, Holiday Rivenwick Addition. The site has been mass <br />graded and all development fees have been paid as part of the platting process for Holiday <br />Rivenwick Addition. <br />The property is approximately .79 acres in size, and conforms to all lot width and size standards. <br />The property is zoned B -2 Business, and retail and motor vehicle implement sales and service are <br />Planning Commission / March 6, 2008 <br />Page 15 of 21 <br />
