<br />The development will receive public access from Ebony Street, a dedicated and improved public <br />street. Currently, two services for municipal sewer and water exist to the property. These two <br />services were installed upon the owner's request. At that time, only two services were needed to <br />service two (2) four-unit townhomes per that proposed plat. If this request is approved, a third <br />service will need to be installed at the cost of the developer. <br /> <br />Recommendation: <br /> <br />The sketch plan process provides the Planning Commission the opportunity to relay to the <br />developer components of the proposed subdivision related to land use, street network, townhome <br />layout, and overall residential design that are acceptable and components that may need further <br />analysis during preliminary plat submittal. <br /> <br />Commission Action: <br /> <br />Provide the developer with feedback and direction related to the proposed sketch plan. <br /> <br />Review Checklist: <br /> <br />Assistant Community Development Director <br />City Engineer <br /> <br />PC: 04/03/08 <br /> <br />35 <br />
