REQUEST FOR SITE PLAN REVIEW OF RAMSEY COMMONS; <br />CASE OF RAMSEY -ARBOR PROPERTIES <br />By Tim Gladhill, Management Intern <br />CASE # <br />Background: <br />Ramsey- Arbor Properties has applied for site plan review for the development of a 7,800 square <br />foot multi -tenant office facility in the Alpaca Estates Addition. The multi - tenant office complex <br />proposes to have a bank with a drive -thru as an anchor tenant. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Site plan <br />c) Drainage, Utility, and Grading plan <br />d) Landscape Plans <br />e) Building Elevations <br />f) City Staff review letter dated March 28, 2008, revised May 9, 2008 <br />g) Proposed Development Permit <br />Notification: <br />Site Plans do not require a public hearing. <br />Observations: <br />The site plan is proposing to construct a 7,800 square foot multi -tenant office facility on Lot 1, <br />Block 1 of the Alpaca Estates Addition. The subject property is 1.46 acres in size and is zoned <br />B -2 Highway Business; the proposed building is a permitted use in this district. <br />The site plan complies with the front yard, rear yard, and side yard setbacks established in the B- <br />2 Highway Business District. Lot coverage has been calculated at 8.1%, which is under the 35% <br />maximum lot coverage restriction established in City Code. <br />The site will derive access from Riverdale Drive. The off - street parking and maneuvering areas <br />will be surfaced with bituminous paving and finished with concrete curbing. The site plan is <br />proposing sufficient parking stalls. Staff is suggesting that the eastern most access be shifted to <br />the west due to proximity to the intersection of Armstrong Boulevard and Riverdale Drive. <br />Cross access easements will be required for proposed shared access along western property line. <br />The proposed mix of brick and cast stone with fabric awnings on the exterior walls is permitted <br />in the B -2 Highway Business District. <br />The grading and drainage plan is generally acceptable with the revisions outlined in the City Staff <br />Review Letter. The applicant is proposing a temporary an interim stormwater pond on Lot 7, <br />Block 1, Alpaca Estates 4 Addition, the adjacent parcel to the west until such time that the City <br />installs a stormwater trunk line along Riverdale Drive. The construction of this temporary pond <br />is the responsibility of the applicant and will not be considered for credit towards stormwater <br />
