REQUEST FOR CONDITIONAL USE PERMIT; <br />CASE OF RAMSEY -ARBOR PROPERTIES <br />By: Tim Gladhill, Management Intern <br />Background: <br />Ramsey -Arbor Properties has applied for a Conditional Use Permit for an overage of signs for a <br />proposed multi- tenant office facility in the Alpaca Estates Addition. City Code restricts free <br />standing or ground signs to one per parcel. The applicant proposes to have two (2) signs on one <br />(1) lot. One (1) sign is proposed to be located along Highway 10, with the other proposed to be <br />located on Riverdale Drive. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Sign elevations <br />c) Site Layout <br />d) Proposed Findings of Fact <br />e) Proposed Conditional Use Permit <br />Notification: <br />The Planning Commission held a Public Hearing on April 3, 2008. Staff attempted to notify <br />property owners within 350 feet of the subject property of the Public Hearing. <br />Observations: <br />Ramsey -Arbor Properties has applied for a Conditional Use Permit to construct two (2) <br />permanent signs on the property at Lot 1, Block 1, Alpaca Estates, generally located at the <br />northwest corner of the intersection of Armstrong Blvd. and Riverdale Drive, just south of <br />Highway 10, with frontages on Highway 10, Armstrong Blvd. and Riverdale Dr. The applicant <br />has also applied for Site Plan review for to construct a multi- tenant office facility, including a <br />bank with drive -thru. The proposed permanent signs would be for the proposed multi -tenant <br />office facility. <br />The elevations of the signs submitted as part of the CUP application indicate that both signs are <br />proposed to be 100 square feet. However, the Site Plan indicates that the sign on Riverdale <br />Drive is proposed to be approximately eight feet tall and approximately 25 square feet in size. It <br />is staff's opinion that the size of the proposed sign on Riverdale Drive as indicated on the Site <br />Plan is acceptable. <br />Recommendation: <br />The Planning Commission met on April 3, 2008 and recommended approval of the Conditional <br />Use Permit contingent upon reducing the size of the sign on Riverdale Drive from 100 square <br />feet to 50 square feet. Since it has been discovered that the Site Plan already indicates a <br />reduction, staff recommends that the Conditional Use Permit be approved contingent upon <br />compliance with the Site Plan indicating that the sign proposed on Riverdale Drive will be less <br />than 50% of the size of the sign on Highway 10. <br />
