-170— <br />That the Subject Property is at least three (3) acres in size and therefore the Applicant is <br />eligible to apply for a Home Occupation Permit to operate a business within an attached <br />accessory structure and employ at most one (1) non - resident, employee, unless otherwise <br />permitted by City Code. <br />That the accessory structure is located on the Subject Property and is attached to the <br />principal dwelling. <br />10. That the Applicant is the fee title owner of the Subject Property and the property to north; <br />the Applicant will reside in the home on the adjacent lot to the north. <br />11. That the Applicant's business does not typically receive material truck deliveries and will <br />not have customers coming to the property; therefore, the use should not create excessive <br />vehicular traffic to the Subject Property as defined in Subd. 4 Section E of the Home <br />Occupation ordinance. <br />12. That the Applicant's business hours are Monday — Friday 7:OOam — 4:OOpm. <br />13. That no solvents would be used in the specialty fabrication process. <br />14. That there would be no outside storage of business materials or product. <br />15. That there would be no exterior signage promoting the business on the Subject Property. <br />16. That the structure shall comply with all applicable state and local codes, including <br />building, fire and zoning. <br />17. That the proposed use will not adversely impact traffic in the area <br />18. That the proposed use will be compatible with the residential neighborhood due to <br />density and lot size of the surrounding lots. <br />19. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br />20. That the proposed use will not substantially adversely impair the use, enjoyment, or <br />market value of neighboring properties. <br />21. That the proposed use will not be hazardous or disturbing to existing or future <br />neighboring uses. <br />22. That the proposed use will be served adequately by public facilities and services such as <br />highways and streets. <br />23.
