<br />CASE # 3 <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF ANDERSON DAHLEN, INC <br />By: Tim Gladhill, Management Intern <br /> <br />Background: <br /> <br />Anderson Dahlen is proposing an expansion to their existing building located at 6850 Sunwood <br />Drive, just west of Bunker Lake Blvd. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site Plan <br />c) Landscaping plan <br />d) Grading and drainage plan <br />e) Architectural elevations <br />f) City Staff review letter dated May 30,2008 <br /> <br />. Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />Anderson Dahlen is a stainless steel manufacturer. Their site is approximately 6.75 acres in size, <br />located in the E-2 Employment District and is owned by Knoll Properties. Warehouse and <br />offices uses are both permitted uses in this district. The applicant is also seeking a Minor <br />Subdivision to re-plat the existing property to accommodate the expansion. The adjacent <br />property, which would be reduced in size ifthe Minor Subdivision is approved, is also owned by <br />Knoll Properties. <br /> <br />The existing building is 84,030 square feet in size, and the addition is proposed to be 54,524 <br />square feet in size. Once constructed, the site will have a building coverage of about 31.4%. City <br />Code permits coverage up to 45%. The submitted site plan also meets all building and parking <br />setbacks required in the E- 2 District. <br /> <br />The site currently has two accesses onto Sunwood Drive. City Code requires 197 parking spaces <br />for the type and size of building proposed; 195 parking spaces are shown on the submitted site <br />plan with an additional 21 proof of parking spaces. <br /> <br />The drainage, grading, utility and landscaping plans are generally acceptable with revisions <br />outlined in the Staff Review Letter. <br /> <br />23 <br />
