<br />additional lots being created. The amount due on the plat is Eight Hundred Fifty Dollars <br />($850.00). <br /> <br />SECTION II <br />PARK DEDICATION <br /> <br />11. Park Dedication Requirements. The current park dedication requirement is $2,475 per <br />residential dwelling unit. Park Dedication has been collected on a portion of the plat as part <br />of the Riverview West plat. The amount dueon the Plat is Six Thousand Four Hundred Fifty <br />Six Dollars ($6,456.00). The DEVELOPER shall pay all park dedication fees before release <br />of the plat for recording at Anoka County. <br /> <br />SECTION III <br />TRANSPORTATION AND LANDSCAPING <br /> <br />12. Trail Development Fees. The current trail development fee is $600 per residential dwelling <br />unit. Trail fees will only be collected on the two additional lots being created. The total trail <br />fee due for the Plat is One Thousand Two Hundred Dollars ($1,200.00). The DEVELOPER <br />shall pay all trail development fees before release of the plat for recording at Anoka County. <br /> <br />SECTION IV <br />GENERAL <br /> <br />13. Construction Site Maintenance. The DEVELOPER shall adhere to all City ordinances <br />relating to, but not limited to, dumping of garbage, site development, construction debris, <br />open burning, etc. Construction and Delivery Hours are restricted to 7:00 AM to 10:00 PM, <br />Monday through Saturday. The DEVELOPER shall post a sign stating such at all entrances <br />to the DEVELOPMENT, such sign may range from 20 to 30 square feet in size, and be <br />securely anchored in place. <br /> <br />14. Requirements for Building Permits. No building pennit for any lot in the Plat shall be <br />issued until (a) site plan approval is granted by the CITY and any expense incurred in giving <br />site plan approval has been reimbursed to the CITY; (b) the Building Official has been <br />provided with a copy of the approved site plan, signed by a registered architect or surveyor, <br />showing all dimensions to scale; (c) the Plat has been recorded at Anoka County Property <br />Records, (d) A Lower Rum River Watershed Management Organization Permit has been <br />obtained; The CITY reserves the right to suspend all building activities upon the CITY being <br />notified by an outside agency that the appropriate permit(s) was not obtained from the <br />applicable agency.
