<br />CASE #: .3 <br /> <br />REQUEST FOR FINAL PLAT REVIEW OF KNOLL PROPERTIES; <br />CASE OF ANDERSON DAHLEN, INC. <br />By: Tim Gladhill <br /> <br />Background: <br /> <br />Anderson Dahlen, Inc. has submitted a Final Plat application. to replat two parcels in AEC <br />Energy Park 4th Addition. The subdivision is needed in order to accommodate a proposed <br />expansion of the existing facility on Lot I, Block 1, AEC Energy 4th Addition. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Final Plat <br />c) Draft Planning Commission Minutes dated June 5, 2008 <br />d) City Staff review letter dated May 30, 2008, revised June 20, 2008 <br />e) Proposed Resolution granting Final Plat Approval <br />f) Proposed Development Agreement <br /> <br />Notification: <br /> <br />No public hearing is required for minor plats. However, property owners within 350 feet of the <br />subject property were notified of the project through a Public Hearing Notice for a vacated <br />easement. <br /> <br />Observations: <br /> <br />The applicant is seeking to expand the facility on the subject property which will require a minor <br />subdivision tore-plat Lot 1, Block 1, ABC Energy Park 4th Addition to include a portion of <br />Outlot A, ABC Energy Park 4th Addition. The remainder of Outlot A will be platted as a <br />buildable lot for future development. The property is currently zoned E-2 Employment. The <br />proposed subdivision is necessary to accommodate a proposed expansion of the existing facility. <br /> <br />No new accesses are proposed as part of the minor subdivision and expansion of the facility. The <br />existing facility on Lot 1 currently has two accesses onto Sunwood Drive. Lot 2, the new lot <br />created, will gain access from 143rd Avenue. <br /> <br />Drainage, grading, utility, and landscape plans will be reviewed as part of the Site Plan <br />Application submittal. <br /> <br />Trail Dedication, Stormwater Fees, Sanitary Sewer Trunk Charges and Water Trunk Charges will <br />be required on the portions of previously designated Outlot A, AEC Energy Park 4th Addition <br />encumbered by the re-plat of Lot 1, Block 1 Knoll Properties.
