<br />CASE # <br /> <br />\a <br /> <br />CONSIDER EXTENSION OF 144TH AVENUE IN SUNFISH LAKE BUSINESS <br />PARK THIRD ADDITION <br />By: Leonard Linton, Civil Engineer II <br /> <br />Background: <br /> <br />The Waltek property is located west of Sunfish Lake Boulevard. The entrance is aligned <br />with l44th Avenue. The City owns the property northofWaltek and wouldJike to market <br />it for development. The site was platted as Sunfish Lake Business Park Third Addition. <br />The county restricted right of access to this lot along Sunfish Lake Boulevard as a <br />requirement of platting. There is an existing driveway in the southeast comer of the site; <br />however, it does not have adequate separation from the existing Waltek driveway to <br />support two commercial driveways. Staffhas worked with the existing property owners <br />to define a proposed easement that will permit extension of l44th Avenue between <br />Sunfish Lake Boulevard and Azurite Street. The new street will provide another access <br />route for the businesses on Azurite Street and consolidate the access for Waltek and the <br />developable property. <br /> <br />The countyhas indicated Sunfish Lake Boulevard will be upgraded in the future. The <br />future plans will include closing median openings. Constructing this street extension will <br />eliminate the need to relocate a business access when the median is closed on Sunfish <br />Lake Boulevard. <br /> <br />Staffhas received a proposal from Hakanson Anderson Associates for preparing the plans <br />and specifications, bidding and contract admini&tration. The proposal is attached. <br />Hakanson has also prepared a preliminary construction cost estimate. The construction <br />cost is estimated at $200,000 with the engineering fees estimated at $31,900. <br /> <br />Funding Source: <br /> <br />The funding source is TIF district 10. The district has funds available which should be <br />used before the district is closed out. <br /> <br />Staff Recommendation: <br /> <br />Staff recommends retaining Hakanson Anderson Associates to prepare plans and <br />specifications for the extension of 1 44th Avenue in Sunfish Lake Business Park Third <br />Addition. <br /> <br />Council Action: <br /> <br />Motion to adopt Resolution 08-06-XXX Authorizing Preparation of Plans and <br />Specifications and recommends retaining Hakanson Anderson Associates to prepare <br /> <br />-327- <br />
