<br />Dear City of Ramsey Officials, <br /> <br />My name is John Ives and I live at 14630 Bowers Drive NW, Ramsey MN. I am applying for a variance to <br />build a 576 Sq. Ft. (24x24) 2 car detached garage in the front yard. Because I am located on the <br />Mississippi River I believe this to be the best location. I have outlined several reasons why a building in <br />the front yard is the best solution. <br /> <br />1. I do not want to inhibit the views of neighbors by building in the back yard. <br />2. A building location in the back yard would severely affectthe.overall usefulness of such a <br />garage. My lot is narrow yet long and a driveway would be almost impossible to build, making <br />such a structure less accessible and/or useful. <br />3. A front yard location will have the least impact on surrounding trees, landscaping, and wildlife. <br />There will only be 1- 12-15' tree removed in addition to some other small seedlings of which I <br />will re locate if possible. <br />4. A front yard location will not infringe on front setback as it will be located 43' from front setback <br />at its closest point. <br />5. A front yard location will allow for more parking were currently little parking is available. <br />6. In the front yard the proposed garage will best blend in with current surrounding. <br /> <br />I have contracted a survey company, Lot Survey Company, to survey my lot and complete the plan <br />sketch of the proposed garage location. (Please see lot survey and proposed location sketch attached) <br />Lot Survey has completed the survey of my lot on OS/20/2008 and has provided me with a lot survey for <br />the variance application and building permit process. <br /> <br />Garage Description: <br /> <br />The rough dimensions will be 24x24 with 8 foot side walls, 16x7 single garage door, 1 entry door, 2 <br />windows, vinyl and Yz brick front to match house, with a 1 foot overhangs. This garage will be built on a <br />concrete floating slab with an asphalt driveway connecting to the original driveway to comply with all <br />building codes applicable.
