Case #3: Request for Site Plan Review; Case of Anderson Dahlen, Inc. <br />Presentation <br />Management Intern Gladhill stated that Anderson Dahlen is proposing an expansion to their <br />existing building located at 6850 Sunwood Drive, just west of Bunker Lake Blvd. <br />Anderson Dahlen is a stainless steel manufacturer. Their site is approximately 6.75 acres in size, <br />located in the E-2 Employment District and is owned by Knoll Properties. Warehouse and office <br />uses are both permitted uses in this district. The applicant is also seeking a Minor Subdivision to <br />re-plat the existing property to accommodate the expansion. The adjacent property, which would <br />be reduced in size if the Minor Subdivision is approved, is also owned by Knoll Properties. <br />The. existing building is 84,030 square feet in size, and the addition is proposed to be 54,524 <br />square .feet in size. Once constructed, the site will have a building coverage of about 31.4%. <br />City Code permits coverage up to 45%. The submitted site plan also meets all building and <br />parking setbacks required in the E-2 District. <br />The site currently has two accesses onto Sunwood Drive. City Code requires 197 parking spaces <br />for the type and size of building proposed; 195 parking spaces are shown on the submitted site <br />plan with an additiona121 proof of parking spaces. <br />The. drainage, grading, utility, and landscaping plans are generally acceptable with revisions <br />outlined in the Staff Review Letter. <br />The existing building is textured pre-cast panel, with some smooth architectural accents. The <br />expansion is proposed to match the existing building; however, the accents are not continued <br />onto the proposed addition. Staff recommends continuing these accents onto the addition as <br />well. <br />Staff recommends approval of the site plan request, contingent upon conformance with the City <br />Staff Review Letter dated May 30, 2008. <br />Commission Business <br />Vice Chairperson Levine stated this was pretty straightforward and thought staff will work with <br />the applicant to make sure everything is taken care of and he was pretty comfortable with this. <br />Commissioner. Van Scoy stated there was another staff review letter and he wondered if there <br />were any questions regarding that. <br />Mr. Knoll stated he did not have any questions regarding the review letter. <br />Planning Commission/June 5,2008 <br />Page 7 of 12 <br />
