<br />CASE #: I <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF TC TRAIL; <br />CASE OF CITY OF RAMSEY <br />By: Tim Gladhill, Associate Planner <br /> <br />Background: <br /> <br />The City of Ramsey has engaged the services of Hakanson Anderson Associates, Inc. to assist the <br />City in replatting two parcels in Sunfish Lake Business Park Addition and Sunfish Lake Business <br />Park 2nd Addition. The subdivision is needed in order to acconunodatea proposed facility for <br />Panther Precision. This will be a second building on a separate lot for Panther Precision <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sketch plan <br />c) City Staff review letter dated-August 1,2008 - <br /> <br />Notification: <br /> <br />No public hearing is required for minor subdivisions. <br /> <br />Observations: <br /> <br />Panther Precision is seeking to construct a second facility adjacent to the existing facility which <br />will require a minor subdivision to re-plat Lot 4a Block 1 Sunfish Lake Business Park and Lot 1, <br />Block 1, Sunfish Lake Business Park 2nd Addition. The property is currently zoned E-1 <br />Employment. The City of Ramsey currently owns the subject property. <br /> <br />One new access is being proposed as part of the minor plat onto Sunwood Drive. Two addition <br />accesses to the existing Panther Precision parking lot are being proposed. Accesses will be- <br />reviewed as part of the site plan review. <br /> <br />Drainage, grading, utility, and landscape plans will be reviewed as part of the Site Plan <br />Application submittal for Panther Precision. <br /> <br />Park Dedication, Trail Dedication, Stormwater Fees, Sanitary Sewer Trunk Charges and Water <br />Trunk Charges will be addressed through a TIP Agreement with Panther Precision. <br /> <br />Recommendation: <br /> <br />- . <br />The sketch plan process provides the Planning Commission the opportunity to relay to the <br />developer components of the proposed subdivision related to street network, and overall design <br />that are acceptable and components that may need further analysis during final plat submittal. <br /> <br />1 <br />
