Easements: Please clarify the depth of the existing storm sewer along the <br />north property line of Lot lA. It appears as if it will be approximately 8' <br />deep and about 7' inside the property line. If this is the case a 15' <br />drainage and utility easement should be dedicated on the plat. <br /> <br />8. Traffic Generation Analysis: Given the size of the addition and no <br />additional proposed accesses, a traffic generation analysis will not be <br />required at thi~ time. <br /> <br />9. Utilities and Water Usage: The development will need to be served by <br />municipal water and sanitary sewer. The current rate for commercial <br />development is $7,914 per acre for water and $3,630 per acre for sanitary <br />sewer. Since this plat is a City initiative, these trunk fees will be <br />addressed through the Site Plan for Panther Precision and the associated <br />TIP Agreement. The rate at the time of construction will be collected <br />prior to issuance of a building permit. <br /> <br />10. Park Dedication: The proposed plat will be forwarded to the Park <br />Commission for a recommendation on park dedication. The City has the <br />option for cash at the rate of $3,966.00 peracre,.land, or a combination of <br />the two. Since tIns plat is a City initiative, these fees will be addressed <br />through the Site Plan .forPanther Precision and the associated TIP <br />Agreement. The rate in effect at the time of construction will be collected <br />prior to issuance of a building permit. <br /> <br />11. Trail Development Fees: The City has enacted a Trail Development Fee. <br />The current rate is $1,090 per acre. . Since this plat is a City initiative, this <br />fee will be addressed through the Site Plan for Panther Precision and the <br />associated TIP Agreement. The rate in effect at the time .of construction <br />will be collected prior to issuance of a building permit. <br /> <br />12. Sidewalks: No sidewalks are being proposed as part of the plat. <br /> <br />13. Stormwater Management Fee: The City requires a payment for <br />stormwater management fees and the current commercial rate is $4,238 <br />per acre, which equates to a fee of$9,324.00. Since this plat is a City <br />initiative, these trunk fees will be addressed through the Site Plan for <br />Panther Precision and the associated TIP Agreement. .The rate in effect at <br />the time of construction will be collected prior to issuance of a building <br />permit. Outlot A and Outlot B are entirely encumbered by drainage and <br />utility easements for a regional storrnwater pond.
