<br />Ramsey Planning Commission and City Council <br /> <br />August 6, 2008 <br /> <br />4 <br /> <br />Scenario 3 - Significant MUSA Expansion <br />In the third scenario we assume MUSA would expand into Planning Area B and also into the <br />northwest corner in Planning Area A, with its own new mixed use neighborhood center. We <br />assume the same modest neighborhood commercial redevelopment at Highway 47 and 167th. <br />Development would still happen within the existing MUSA along Highway 10 and in Town <br />Center, with significant opportunity for new business park/industrial uses. But because there is <br />more development potential on the north side of the city, densities would be lower in the <br />southern portion to meet the unit projections. This also means that there would be more <br />competition for Town Center from the neighborhood centers in the north part of the city. <br />
