CASE #: <br />REQUEST FOR FINAL PLAT APPROVAL OF TC TRAIL; <br />CASE OF CITY OF RAMSEY <br />By: Tim Gladhill, Associate Planner <br />Background: <br />The City of Ramsey has engaged .the services of Hakanson Anderson Associates, Inc. to assist the <br />City in replatting twoparcels in Sunfish Lake Business Park Addition and Sunfish Lake Business <br />Park 2"d Addition. The subdivision is needed. in order to accommodate a second building for the <br />expansion of the Panther Precision operations at 6630 Sunwood Drive N.W. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Proposed Final Plat <br />c) City Staff review letter dated August 8, 2008 <br />d) Proposed Resolution for final plat approval <br />Notification: <br />No public hearing is required for minor subdivisions. <br />Observations: <br />Panther Precision is seeking to construct a second facility adjacent to the existing facility which <br />will require a minor subdivision tore-plat Lot 4a Block 1 Sunfish Lake Business Park and Lot 1, <br />Block 1, Su~sh Lake Business Park 2"d Addition. The property is currently zoned E-1 <br />Employment. The City. of Ramsey currently owns the property to be subdivided and, sold to <br />Panther. <br />One new access is being proposed as part of the minor plat onto Sunwood Drive. The property is <br />also being designed as a flag lot to provide opportunity for a second public access onto Azurite <br />Street N.W.. Staff finds this design acceptable as most industrial parcels desire 2 options for <br />access to public streets. The parking lot will be designed with two accesses to the existing <br />Panther Precision parking lot. <br />Drainage, grading, utility, and landscape plans will be reviewed as part of the Site Plan <br />application submittal for Panther Precision. <br />Park Dedication has been satisfied for the property with previous plat; -Trail Dedication, <br />Stormwater Fees, Sanitary Sewer Trunk Charges and Water Trunk Charges will be addressed <br />through a TIF Agreement with Panther Precision (GT.T.
