<br />e. A ground sign shall not project higher than ten (10) feet, as measured from <br />base of sign or grade of the nearest adjacent roadway, whichever is higher. <br /> <br />9.12.11 <br /> <br />Planned Unit Developments <br /> <br />Subd. 1. The developer shall be required to submit a sign plan for approval, <br />drawn to scale with elevations. The sign plan shall include but not be limited to the following <br />information: number of signs, type of signs, sign sizes, type of construction materials, and sign <br />messages. <br /> <br />9.12.12 <br /> <br />Construction Specifications <br /> <br />Subd. 1. All signs permitted by this Section in excess of sixteen (16) square feet <br />shall be painted, lettered, or faced to the workmanship standards and best commercial practices <br />of companies normally engaged in the business of providing commercial signs, using materials <br />designed and marketed specifically for use on outdoor signs. <br /> <br />Subd. 2. In addition to complying with the provisions of this ordinance, all signs <br />shall be constructed in accordance with the applicable provisions of the 1991 Edition of the <br />Uniform Sign Code and State Electrical Code and as subsequently amended. <br /> <br />Subd. 3. All signs shall be located in such a way that they maintain horizontal <br />and vertical clearance of all electrical power lines and communication lines. <br /> <br />Subd. 4. All signs and their supporting structures shall maintain clearance and <br />non-interference with all surface and underground facilities and conduits for water, sewage, gas, <br />electricity, or communications equipment or lines. In addition, the placement of all signs and <br />their supporting structures shall not interfere with natural or artificial drainage or surface or <br />underground water. <br /> <br />Subd. 5. All signs, except those attached flat against the wall of a building shall <br />be constructed to withstand minimum wind loads as follows: <br /> <br />a. Solid Signs. Thirty (30) pounds per square foot per face ofthe sign. <br /> <br />b. Open Signs. Thirty-six (36) pounds per square foot of the total face area of <br />the letters and other sign surfaces, or ten (10) pounds per square foot of the <br />gross surface area of the sign, whichever is greater. <br /> <br />9.12.13 <br /> <br />Non-conforming Signs <br /> <br />Subd. 1. Any permanent type sign lawfully existing prior to the adoption of this <br />Section that does not meet the standards of this Section shall be considered legal non-conforming <br />and shall be allowed to continue in use. Other than for change of copy or normal maintenance, a <br />legal non-conforming sign shall lose the designation "legal non-conforming" if the sign is <br />discontinued for a period of sixty (60) days, expanded, relocated, replaced, altered, or damaged <br />
