The Applicant is requesting a conditional use permit to insta112 more wall signs on the north and <br />south ground level to identify Fountains of Ramsey from Sunwood Drive and the parking lot. <br />The signs consist of channel letters that would not exceed 18 inches in height, and the wall space <br />occupied for each sign would be 30 square feet. <br />Town Center sign regulations restrict directory signs to 4 square feet (e.g., 2' x 2'), with letter <br />heights restricted to no more than 4 inches. The Applicant is proposing a 24 square foot <br />directory sign at the building entrance on Sunwood Drive; with letter sizes ranging from 2.75 to <br />4.5 inches in height. <br />The building footprint is 1.7,000+ square feet and has a total 3-story area of 54,000 square feet. <br />As mentioned earlier, the Town Center sign regulations are very restrictive. The core Town <br />Center development guidelines also require buildings to be 2 stories or more in height. There are <br />going to be situations where the sign allotment is not proportionate to the building mass. <br />The Planning Commission conducted a public hearing on September 4, 2008, regarding the <br />request for additional signage. There were no verbal or written comments submitted to the <br />Commission. <br />Funding: <br />All costs associated with processing the conditional use permit request are the responsibility of <br />the Applicant. <br />Recommendation: <br />The Planning Commission .and City Staff recommend approval of the request to exceed the sign <br />size restrictions. <br />Council Action: <br />Motion to recommend that the City Council adopt Resolution #08-09-_ adopting Findings of <br />Fact #0 relating to PSD, LLC's request for a conditional use permit to exceed sign size <br />restrictions at 7533 Sunwood Drive N.W. <br />-and- <br />Motion to adopt Resolution #08-09-_ approving PSD, LLC's request to exceed sign size <br />restrictions at 7533 Sunwood Drive N.W., based. on the Findings of Fact, and declaring terms of <br />conditional use permit. <br />-or- <br />Motion to deny PSD, LLC's request to exceed sign size restrictions as proposed, based on the <br />findings of fact. <br />CC: 09/23/08 <br />~~ <br />-10- <br />
