<br />Case #6: <br /> <br />Request for Conditional Use Permit to Construct a Religious Institution in an <br />R-l Single Family Residential District; Case of St. Katharine Drexel Catholic <br />Communities <br /> <br />Chairperson Nixt cIo.sed the regular portion of the Planning Commission meeting at 8:30 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearin!! <br /> <br />Chairperson Nixt called ,the public hearing to order at 8:30 p.m. <br /> <br />Presentation <br /> <br />Associate Planner DaInes. stated the applicant is requesting a conditional use permit to construct. <br />a church on the property located on the northwest comer of Variolite Street NW and 161st <br />Avenue NW. Churches are not permitted by right in the R-I Residential zoning district, but are <br />permitted through the issuance of a conditional use permit. A site plan, comprehensive plan <br />amendment, and minor subdivision are being processed with this application. <br /> <br />The applicants have submitted a site plan and minor subdivision in addition to the conditional <br />use permit application in order to construct a 10,000 square foot church on the property. <br /> <br />Due to the business-like nature of churches with regard to site layout and design, staff is <br />recommending as part of the conditional use permit that B-1 Business standards are utilized in <br />the review of the site plan and sketch plan. This would provide a higher standard for site design, <br />landscaping, and architecture than the typical single-family residential district. <br /> <br />Staff recommends approval of the conditional use permit request, contingent upon utilizing the <br />B-1 business standards for review of the site plan and minor subdivision. <br /> <br />Citizen Input <br /> <br />Mr. Steve Dufon, representing St. Katharine Drexell, made a presentation to the Commission. <br /> <br />Commissioner Brauer left the meeting at 8:31 <br /> <br />Motion by Commissioner Levine, seconded by Commissioner Van Scoy, to close the public <br />hearing. . <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Levine, Van Scoy, Cleveland, <br />and Hunt. Voting No: None.
