Hearing <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED SIGN <br />. . <br />RESTRICTIONS; <br />CASE OF A-I CUSTOM SIGNS <br /> <br />Background: <br /> <br />CASE # ). <br /> <br />The City received an application from A-I Custom Signs requesting an increase in the total <br />number of ground signs and square footage allowed for Sunfish Commons. Inaccord8nce with <br />City Code, all variations to the sign regulations are processed with the conditional use permit <br />application. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location J;ll.ap <br />b) Site Plan <br />c) Aerial view of site with proposed sign locations <br />d) Schematics of the proposed signs <br />e) Letter from Applicant . <br />f) Proposed fmdings of fact <br />g) Proposed conditional use permit <br /> <br />Notification: . <br /> <br />State statute requires notification of the public hearing to property owners Within 350 feet of the <br />subject property. Staff attempted to notify property owners within 350 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The subject property is currently zoned H-I Highway Business. The gross surface area of a <br />ground sign is restricted to. 100 square feet for each exposed face and shall not exceed an <br />aggregate gross surface area of 200 square feet. Ground signs are limited to one per parcel, and <br />must not exceed 25 feet in height. . <br /> <br />There is. an existing ground pylon sign on site at approximately 100 square feet, which lists the <br />tenants of the facility. The applicant is also requesting an overage in the amount of allowable <br />square footage for the existing si~ to increase the size of the existing dynamic display. The <br />proposed change would equate into approximately 111.75 square feet per face with <br />approximately 23.75 square feet of dynamic display. The proposed change to the existing sign <br />will not exceed requirements for sign height or allotment for dynamic display. <br /> <br />15 <br />
