CASE # 3

REQUEST FOR SITE PLAN REVIEW;
CASE OF TAG MACHINE.
By: Tim Gladhill, Associate Planner

Background:

Sharp and Associates is proposing to construct a new facility for T AO Machine on the fonner
Sparkle Pool site at the intersection of Azurite Street and Bunker Lake- Boulevard in the Gateway
North Industrial Park. . .

The following items are enclosed for your information:

a) Site location map
b) Site Plan
. c) Architectural elevations
d) Landscaping plan
e) Grading and drainage plan
f) City Staff review letter dated September 26, 2008

Notification:

Site Plans do not require a public hearing.

Observations:

TAG Machine is proposing to construct an 11,000 square foot manufacturing and office facility
in the E-1 Employment District. Warehouse, manufacturing, and office uses are permitted uses
in this district. No platting is involved in this site plan and this is a redevelopment of an existing
facility. The project includes TIP assistance.

The proposed site will have a building coverage of approximately 27%. City Code permits
building coverage up to 45%. The submitted site plan also meets all building and parking
setbacks required in the E-1. District. It appears that no expansions will be possible as the
proposed facility already maximizes amount of building and parking coverage.

The site currently proposes to have one access onto Azurite Street. City Code requires 18
parking spaces for the type and size of building proposed; 16 parking spaces are shown on the
. submitted site plan. The applicant has stated that no more than 12 employees will be working
per shift. Given the irregular lot configuration and number of employees proposed to be on site,
staff finds the number of parking spaces acceptable.

The drainage, grading, utility and landscaping plans are generally acceptable with revisions
outlined in the Staff Review Letter.

33
