Location availability may be the factor affecting the <br />potential for new r,etail development over which the City has the least control. <br />Traditional food retail development will require a large site, u~ually between 4 <br />and 10 acres depending on the type of store, with good access to major roads <br />and relatively good visibility. In addition, retailers may want to be located in <br />areas that have a high level of traffic and activity, or areas where this level of <br />activity is anticipated In the near future. Areas of higher density development <br />will be more attractive to retailers. Given its planned density <br />and vicinity to major transportation corridors, Town Center may be able to <br />support a second food retailer.
