<br />Case # 1 <br /> <br />BUXTON STUDY UPDATE <br />By: Sean Sullivan, Economic Development Coordinator <br /> <br />Background: <br /> <br />The Buxton group has completed the analysis for the Retail Market Study for the Town Center <br />and the 16ih Commercial node. Attached is a list of the retail matches by location for the study. <br />Brandon Norrell will give a presentation outlining the findings ofthe study and will address <br />questions that were asked by EDA members. Color Copies .will be available at the meeting or <br />earlier by request. The questions that were submitted include: <br /> <br />Need better clarity on surplus and leakage analysis and what that really means in true <br />opportunity. Discussion on impact of these relationships to conditions and potential. <br /> <br />We need to understand exactly how far the trade areas extend. Is Riverdale included (Menards, <br />Lowes, Home Depot)? Is Elk River included? Which stores? . <br /> <br />The rivers are barriers. I think the areas need to be tweaked to account for this. Can this be <br />done? <br /> <br />Impact on physical boundary like the river. Can not get there in twenty minutes? <br /> <br />Where did they get the assumptions for future growth? Is does not seem to take.Town Center <br />into account. <br /> <br />Although I understand they used a 12 minute drive, it seems to make sense to consider commute <br />directions and a resistance to drive away from town. <br /> <br />The traffic counts between Highway 10 and 47 seem off, how updated is this information? <br /> <br />How is it that household count divided into demand creates an average $ per household number <br />so much larger than the average income? Clarity. <br /> <br />How good is a match? Are there some matches that are stronger than others? <br /> <br />Once the EDA has a clear understanding the findings and direction of the Buxton StUdy a follow- <br />up meeting/presentation should be set up to report to community business leaders. The EDA and <br />City staff will be asked to select 20 matches and to have Buxton create marketing pursuit <br />packages. Additional marketing pursuit packages can be produced internally by utilizing the <br />Scout system. The results of the Buxton Study appear to be encouraging and this information <br />should better position Ramsey in the marketplace. Brandon has said that he has some <br />availability on October 13-15 to make a presentation to the local business leaders. This might <br />not be enough notice to set up a meeting so the EDA should consider a more realistic timetable if ' <br />is deemed appropriate. <br /> <br />9 <br />
