REQUEST FOR SITE PIAN REVIEW; <br />CASE OF TAG .MACHINE, <br />By: Tim Gladh1% Associate :Planner. <br />Background: <br />CASE # 3 <br />Sharp and Associates is proposing to construct a new facility for TAG Machine on the former <br />Sparkle Pool site at the intersection of Azurite Street and Bunker Lake Boulevard in the Gateway <br />North Industrial Park. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Site Plan <br />c) Architectural elevations <br />d) Landscaping plan <br />e) Grading and drainage plan <br />f) Proposed Development Agreement (TIF Agreement Exhibit C) <br />g)' DRAFT Planning Commission Minutes dated October 2, 2008 <br />h) City Staff review letter dated September 26, 2008 <br />Notification: <br />Site Plans do not require a public hearing. <br />Observations: <br />TAG Machine is proposing to construct an 11,000 square foot manufacturing and office facility <br />in,theE-1 Employment District. Warehouse, manufacturing, and office uses -are permitted uses <br />in this district. No platting is involved in this site plan and this is a redevelopment of an existing <br />facility. The project includes TIF assistance. <br />The proposed site will have .a building coverage of approximately 271/o. City Code permits <br />building coverage up to 45%. The submitted site plan also meets all building and parking <br />setbacks required in the E-1 District. It appears that no expansions will be possible .as the <br />proposed facility already maximizes amount of building and parking. coverage. <br />The site currently proposes to have one access onto Azurite Street. City Code requires 18 <br />parking spaces for the type and size of building proposed; 16 parking spaces are shown on the <br />submitted site plan. The applicant. has stated that -no more than 12 employees will be working <br />per shift. Given the irregular lot configuration and number of employees proposed to be on site, <br />staff finds the number of parking spaces acceptable. <br />—251— <br />
