I <br />! <br />I <br />I <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br />I <br />I <br /> <br /> MALLARD PONDS SITE PLAN REVISION <br /> Case of Chris Bulow <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />Mallard Ponds received Site Plan approval for a townhouse development in June of 2000. <br />The development consists of nine (9) quad-homes, twenty-six (26) detached townhomes, <br />and sixteen (16) twinhome units. Each dwelling was approved with exterior materials <br />consisting of maintenance free siding with decorative brick facing incorporated around <br />the garage doors and front doors. <br /> <br />The following items are enclosed for you information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site Plan <br />Approved Building Elevations <br />Pictures of the Quad-homes without decorative brick <br /> <br />Observations: <br /> <br />Chris Bulow is requesting that Mallard Pond's site plan be revised to eliminate the <br />decorative brick on the nine (9) quad-homes. Due to the narrow space around the garage <br />and front doors, Mr. Bulow reel's that the brick facing is neither aesthetically pleasing, <br />nor can it be constructed durably to eliminate bricks from chipping and breaking offthe <br />walls. Mr. Bulow has stated to staffthat applying brick wainscoating would ultimately <br />result in high maintenance for the homeowners association. <br /> <br />The area where brick facing was previously approved is approxhnately nine (9) inches <br />wide and a typical brick is 8" wide. The Building Official inspected a quad-home unit <br />and it is his opinion that decorative brick can be architecturally applied around the garage <br />and front doors in a sound, struCtural manner. <br /> <br />Recommendation: <br /> <br />For the record the detached townhomes and twin-homes have a beck wainscoating. Staff <br />is recommending that if the decorative brick requirement is waived that the applicant <br />provide some alternative architectural amenity to the quad-homes. <br /> <br />Council Action: <br /> <br />Motion by Councilmember seconded by Councilmember to <br />approve the request from Chirs Bulow to waive the decorative brick requirement around <br />the garage and front doors on nine (9) quad-homes in the Mallard Pond Subdivision. <br /> <br />- <br /> <br />-149- <br /> <br /> <br />
