Johnson) has submitted a site plan for the development <br />of a 17,815 square foot retail business center with a potential food shop with drive- <br />through lane. The parcel is generally located in the area along T.H. #47 between the <br />existing Children's World Daycare center and the Super America gas station. The <br />following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated April 27 2000 <br />Planning Commission Meeting Minutes dated May 2, 2000 <br />Proposed Development Permit <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to public hearings. However, Mr. Johnson also <br />applied for a Conditional Use Permit to exceed sign size and height restrictions. <br />Conditional Use Permits require a public hearing. Therefore surrounding properties were <br />notified of the public hearing and they were aware of the pending development project. <br /> <br />Observations: <br />The plan proposes to construct one 17,815 square foot multi-tenant retail building. <br />property is zoned B-1 Business. <br /> <br />This <br /> <br />The total site size is approximately 2.7 acres (117,420 square feet). Lot coverage is <br />restricted to 35% (41,097square feet). The building constitutes about 15% (I 7,815 square <br />feet) lot coverage. There is 41,884 square feet (35%) of Teen space coverage. The <br />proposed structure location complies with all setback requirements. <br /> <br />The project is proposed to be served by sanitary sewer and municipal water. <br /> <br />City Code specifies that exterior wall finishes shall consist of natural or prefabricated <br />brick or stone or pre-cast concrete panels or some other material approved by City <br />Council. The building exteriors are proposed to be a combination of rock face concrete <br />block, face brick, stucco and with precast concrete stone ledges, which is in accordance <br />with City Code. The waste receptacles are proposed to be stored in an enclosure of brick <br />and rock faced masonry units with a steel gate. <br /> <br />In accordance with City Code, all driveways and off-street parking and maneuvering <br />areas are proposed to be surfaced with bituminous pavement and finished with B-612 <br />concrete curbing. Code requires a minimum of 89 parking spaces for the facility; 89 are <br />proposed. <br /> <br />-193- <br /> <br /> <br />
