I <br />I <br />I <br />I <br /> <br />I <br />I <br /> <br />CASE #: 3 <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF MALLARD POtNDS; <br />CASE OF CHRIS BULOW, BULOW, INCOROPORATED <br /> By: City Planner, Anita Rasmussen <br /> <br />Background: <br /> <br />Chris Bulow of Bulow Inc., is requesting final plat approval of Mallard Ponds. The plat consists <br />of approximately 16 acres proposed to be plat-ted into 94 townhome lots and one commercial <br />outlot. The commercial outlot is a replat of Outlot L in Flintwood Hills 2ad Addition. The outlot <br />was approved for commercial development as part of the Flintwood Hills 2ad Addition Planned <br />Unit Development and that will be reaffirmed in the development agreement for Mallard Ponds. <br />The approved preliminary plat proposal is to develop the northern portion of the property with 58 <br />townhome units (26 detached townhomes and 32 twinhomes units); and the southerly portion of <br />the property would be developed with 36 quadhome units (nine four-unit structures). <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed Final Plat <br />City Staff Review Letter dated June 8, 2000 <br />Proposed Resolution for Final Plat Approval <br />Proposed Planned Unit Development and Subdivision Development Agreement <br /> <br />Observations: <br /> <br />The Council granted preliminary plat to the applicant on May 23. The Council also introduced <br />an ordinance to rezone the property from B-1 and B-2 Business to Planned Unit Development. <br />The final adoption of the ordinance is also included in this agenda. <br /> <br />Public access to the plat will be derived from a cul-de-sac extension off of Dysprosium Street <br />N.W. The final plat must be corrected to name the cul-de-sac 140~ Avenue N.W. All interior <br />streets will be private. Argon and Barium to the north will not be extended into the plat. Outlot <br />L should be renamed Outlot A. There will also be a right-in/right-out on County Road #116. <br /> <br />The minimum lot size for the detached townhomes is 3,900 square feet; 3,300 square feet per <br />unit for the twinhomes; and the quadhome lots range from 2,000 to 2,700 square feet each. All <br />of the units contain a minimum of 800 square feet o£ finished living area. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval contingent upon compliance with the City Staff <br />Review Letter dated June 8, 2000. <br /> <br />-229- <br /> <br /> <br />
