Inc <br />49431 Alpine Ave N <br />Stanchfield, Mn. 55080 <br />Dear Ms. Frolik <br />This letter is to follow up on certain discussions which have taken place from time to time <br />regarding the development of some of the remaining parcels of property comprising the Northfork <br />PUD. Approximately 33 acres (the remaining unplatted portion of Outlot C, Northfork) lies south <br />of Alpine Avenue and east of Andrie Street. Another parcel, Outlot C, Northfork Itasca Shores, <br />is located north of Alpine Avenue and east of Andrie Street and consists of approximately ten acres. <br />Both parcels are currently located within the MUSA and are designated for medium density <br />development (three to seven units per acre). The Northfork PUD has one other significant <br />undeveloped parcel, Outlot E, Moors Addition, which is virtually contiguous with the <br />above - indicated parcels. Outlot E consists of approximately 40 acres and is not located within the <br />MUSA. In all likelihood these three parcels would be developed simultaneously. <br />North Fork, Inc. would ask to amend the Comprehensive MUSA and allow for <br />portion of Outlot C, Northfork and Outlot C, Northfork Ita sca Shores from the <br />the development of acreage lots on these properties, serviced by wells and septic systems. <br />Since the Northfork PUD is located at the western terminus of the potential sewer and <br />water lines and since the balance of the Northfork PUD will not be serviced by municipal sewer and <br />water, <br />on .no adjoining that there properties would impacted <br />e no engineering by <br />oncerns, making this e propo algsolely a land Brian e <br />Olsn, has indicated. that te g <br />issue. <br />Development on acreage lots would be consistent with the development pattern in the rest <br />of the Northfork PUD and with representations made in the original Environmental Impact <br />Statement. It would also be consistent with representations made to the homeowners in the <br />Northfork PUD. Under the Declarations governing the PUD all lots have to be at least one acre <br />in size. <br />
