<br />Section 9.02 (DefInitions) <br /> <br />be less than 200 feet except lots fronting on cul-de-sacs shall have not less than an 80 .foot <br />frontage. . <br /> <br />Street Frontage, Minimum - The lot width requirement for the district in which <br />the parcel is located.. . . <br /> <br />Structure - Anything which is built, constructed or erected; an edifIce or <br />building of any kind; or any piece of work artifIcially built up and/or composed of parts joined <br />together in some defInite manner whether temporary or permanent in character. <br /> <br />Structure, Principal - Anything that houses or facilitates the principal use of a <br /> <br />property. <br /> <br />Subdivision - Division of a tract of land into two or more lots. or parcels of land <br />for the purpose of transfer of ownership or building development. The term includes te- <br />subdivision and, when appropriate to the context, shall relate to the process of subdividing. or to <br />the land subdivided. . <br /> <br />Topsoil - Black dirt composed of unconsolidated material. with a suffIcietlt <br />amount of orgali.ic. matter to establish. a suitable. foundation for vegetative growth. The <br />compositi<?n of topsoil shall be limited to no more than thirty-five percent (35%) sand content. <br /> <br />Townhouses - Structures housing three (3) or more dwelling units contiguous to <br />each other only by the sharing of one common wall, such structures to be of the town or row <br />houses type as contrasted to multiple dwelling apartment structures. . No single structure shall <br />contain in excess of eight (8) dwelling units and each dwelling unit shall have separate and <br />individual front and rear entrances. . <br /> <br />Use, Principal- The purpose or activityfor which the land or building thereon is <br />designated, arranged, or intended, or for which it is occupied, utilized or maintained, and shall <br />include the performance of such activity asdefrned by the performance standards of this Chapter. <br /> <br />Usable Open Space - A required ground area or terrace area on a lot which is <br />graded, developed, landscaped and equipped and intended and maintained for either active or <br />passive recreation or both, available and accessible to and useable by all persons occupying a <br />dwelling unit or rooming unit on the lot and their guests. Such areas shall be grassed and <br />landscaped or covered only for a recreational purpose. Roofs, driveways, parking areas and <br />d!ainage or ponding areas shall not constitute useable open space. . <br /> <br />V ariance- The waiving by Board action of the literal provisions. of the zoning <br />chapter in instances where their strict enforcement would cause undue hardship because of <br />circumstances unique to the individual property under consideration. <br /> <br />Vegetation - The suriJ. total of plant life in some area; or a plarlt community with <br />distinguishable characteristics. <br /> <br />20 <br />
