General R-3 Residential Performance Standards (also refer to Subsection <br />9.11.01 fore:eneral requirements). <br /> <br />a. Parking. <br /> <br />1. Townhomes: Two (2) off-street parking spaces (one of which <br />should be enclosed). <br /> <br />2. Multiple Family Dwellings: Two and one-half (2~) off-street <br />parking spaces (one of which should be enclosed) per unit. <br /> <br />3. The surfaces of parking stalls, aisles, and access driveways shall be <br />constructed with blacktop or concrete. and properly maintained; <br />. "Properly maintained" includes keepmg the blacktop or concrete in <br />good condition and free from chuckholes and other types of <br />surface cracks and breakage. <br /> <br />4. The entire perimeter of the parking stalls, aisles and access <br />driveways shall be curbed with six (6) inch high curbing of poured <br />concrete. <br /> <br />5. . All required parking stalls shall be located on the premises of the <br />principal building. <br /> <br />6. A parking stall shall not be less than 180 square feetin.area, with a <br />minimum width of nine (9) feet. <br /> <br />7. Additional parking spaces may be required by the City. <br /> <br />8. Maximum Driveway width: 20 feet. <br /> <br />9. Driveway side yard setback: 5 feet. <br /> <br />b. Streets. <br /> <br />1. Public Streets. Residential developments in this district must <br />provide one main thoroughfare through the development and main thoroughfares must be <br />dedicated as public streets. . <br /> <br />2. Private Streets. Private streets or driveway collectors are permitted <br />if they. serve as access driveways from dwelling units to public streets and meet the City <br />Engineer's street standards together with the dimension standards descrihed below: <br />. (a) Minimum private street width with no parking permitted: <br />24 feet. <br />(b) Minimum private street width with parking permitted on. <br />one side of street: 28 feet. . <br />(c) Minimum private street width with parking permitted <br />without restriction: 32 feet. <br /> <br />27 <br />
