AND RINGLER CONSTRUCTION <br />By: Sylvia Frolik, Assistant Community Development Director <br /> <br />Background: <br /> <br />Jeff Tolette of Rum River Hills Golf Course, and John Ringler of Ringler Construction, <br />have submitted an application for an expansion of the clubhouse at Rum River Hills Golf <br />Course. The course is located at 16659 St. Francis Blvd: N.W. The following ite]TIs are <br />en<?losed for your information: . <br /> <br />a) Site location map <br />b) Site plan <br />c) City Staff review letter dated November 25,2008 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The site plan is proposing to add a 1,472 square foot 3-season porch to the clubhouse at <br />Rum River Hills Golf Course. The site plan also replaces the existing decking and <br />increases the size of the deck by 768 square feet. The site is zoned Planned Unit <br />Development and the approved development plan provided for a mix' of uses: golf <br />course, clubhouse, residential housing. <br /> <br />Th~ clubhouse is actually located on one 54 acre p~cel that is part of the course playing <br />area. The proposed lot coverage and building setbacks are substantially within City Code <br />limits given the size of the parcel. . <br /> <br />Access is derived from S1. Francis Blvd. N.W. and no new accesses are proposed. <br /> <br />The existing structure and addition will be sided with 6" half-log siding. The front. <br />entrance is being upgraded with a canopy and tapered columns of cedar and stone veneer. <br />State building code will require that the. existing .stJ,ucture and addition be sprinkled to <br />meet fire suppression requirements. <br /> <br />The grading and drainage plan has been reviewed by the Engineering Department and <br />. meet the requirements for the site with some minor modifications. <br /> <br />The site plan identifies installa~ion of shrubbery around the foUndation of the 3-season <br />porch.
