We offer the foHowing comments: <br /> <br />General: The site plan is proposing the addition of a 1,472 square foot three-season porch and <br />768 square' foot expansion of the existing deck area' at the Rum River Hills Golf Course <br />Clubhouse~ <br /> <br />Zoning: The .site is currently zoned Planned Unit Development; clubhouse facilities are a <br />permitted use in this zoning distpct per the plan for a mix of golf course and residential uses. <br /> <br />Lot Coverage: The clubhouse is located, on a 54 acre parcel :that is part of the golf course use. <br />Building coverage is restricted to 35% of the parcel size, which ,in this case would be 823,284 <br />, square feet. . The existing clubhouse, is 3 ;772 square feet in size; the proposed 1,472 square foot . <br />'addition will.increase thbenclosed building area to '5,244 square feet. The size of the clubhouse' <br />is sub$tantially below the City's maximum building coverage of 35%. <br /> <br />. ' . <br /> <br />Accessory Use: The site plan is proposing to install a paved golf cart storage area east of the <br />expanded deck. This accessory use is compatible with the planned unit development for the golf <br />course. <br /> <br />Utilities: The property is currently serviced by a well and septic tank. <br /> <br />Setbacks: In lieu of the significant Parcel size, .the building addition'is exceeding setback <br />requirements. . . . . <br /> <br />Landscaping: City Code requires one (1) additional tree forevery 1,000 square feet of building <br />expansion. The proposed expansion is roughly 1,400 square feet, which would require the <br />installation of one or two n.ew trees. It appears that the site plan is proposing to install some <br />. accent plantings around the three-season porch. This would also satisfy the landscaping <br /> <br />5 <br />
