<br />Economic Development Consultant Mulrooney stated it is important for the EDA members to <br />understand that the site selection process, as much as they try to make it scientific with statistics <br />and data, often is subjective on the part of the retailers. In addition, a retailer may show up on the <br />list as a prospect, but may be in contraction mode versus expansion mode. Also, in some cases, <br />particularly for the 167th Commercial Node, it may appear that there is not a site available for a <br />particular retailer, but in fact, if the retailer is willing to undertake redevelopment the site may <br />make sense for them even if it is occupied by another use. He asked whether there is reverse <br />engineering that might guide the community going forward from a housing standpoint. For <br />example, if a certain socioeconomic profile attracts a certain type of retailer, can they identify the <br />type of housing that profile demands. He pointed out that this could guide the community in <br />terms of future development from a housing perspective to attract those types of retailers to the <br />community. Mr. Norrell replied this type of application has not been done by Buxton Group in <br />the past. <br /> <br />Economic Development Coordinator Sullivan advised that the next step for the Board is to <br />proceed in identifying the City's 20 retail matches. It was mentioned in the staff report that Mr. <br />Norrell will be in this area between October 13th and 15th; however, this is not likely enough time <br />to identify the 20 matches and roll this out to the business community. He indicated he and <br />Community Development Director Miller will prepare a list of retail matches to present to the <br />Board at the November EDA meeting. He suggested the Board members review the retail <br />matches and be prepared to provide input. Economic Development Coordinator Sullivan <br />distributed a list of key businesses staff recommends inviting to a NovemberlDecember meeting <br />to discuss the Buxton finding and requested input from the Board on businesses to invite that are <br />not included on the list. Staff will coordinate with Brandon Norrell, from Buxton to schedule <br />this meeting. <br /> <br />Consensus of the Board was agreement with the above recommendation for next steps as <br />outlined by Economic Development Coordinator Sullivan. <br /> <br />Case #2: <br /> <br />Staff Update <br /> <br />The EDA reviewed the Staff Update. Economic Development Coordinator Sullivan requested <br />the Board to consider suggestions for speakers and a date for the Spr~ng Business Network <br />Meeting. <br /> <br />Member Kiefer inquired about the status of the business networking through Village Bank. <br />Economic Development Coordinator Sullivan replied he is supportive of this and it is still in the <br />background. He will forward invitations to the members of the EDA. He noted this is similar to <br />the Chamber's efforts in business to business networking. <br /> <br />Member Kiefer requested information on Town Center lawsuits and the status of foreclosures. <br />City Manager Ulrich provided an update on Town Center. <br /> <br />Economic Development Authority/October 9, 2008 <br />Page 4 of5 <br />
