Shrubs should betwenty-four (24) inches in height or width, depending on <br />the growth characteristics of the individual species. <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code.. <br />Architectural Standards: The one-story addition does not exceed the 35-foot height limit. The <br />vinyl siding will be removed and the entire structure will be re-sided with 6" half-log. siding. <br />Cedar shakes will be used at the gable ends: The main entrance to the building will be upgraded <br />with a canopy and tapered columns of cedar and stone veneer. The City Code requires a~masonry <br />construction for commercial buildings unless otherwise approved. by City Council City Staff <br />recommends approval the proposed exterior design as it is compatible with the character of the <br />area and a significant improvement to the existing structure. <br />Fire Suppression System Requirements: The City adopted Minnesota State Building Code <br />requires. the installation of an automatic .sprinkler system for existing buildings. with an <br />occupancy classification of a Group A, in which there is any increase in total floor area. The <br />sprinkler system must include the existing building and be maintained in an operational condition <br />within the structure. _ <br />Access: The property currently gains access from 167th Avenue N.W.; rio new accesses are <br />proposed. <br />Off-Street Parking -Spaces Required: City Code requires 1 parking space for each 100 square <br />.feet : of club and lodging houses. The total site plan would require 52 parking stalls for the <br />clubhouse. In addition,' the 18-hole golf course at full capacity. would accommodate 72 players <br />and if they all drove separately, another 72 parking spaces would be required. Therefore, in the <br />event the clubhouse and course were at maximum capacity, a total of 124 parking stalls may be . <br />. necessary. The site plan should be modified to identify the number of existing off-street parking . <br />spaces on the site. <br />Drainage ..and Grading: A grading and drainage plan has been submitted. The proposed <br />retaining walls appear to be a portion of the proposed addition and must be included in the design. <br />for the building permit. Any existing stormwater structures. (inlets, draintile,~ etc.) in the .area <br />should be identified and protected during construction to ~ limit sedimentation. Proposed silt <br />fence locations must be identified on the plan, ..and the following erosion control notes must be <br />amended or added to the plan: ~ . <br />• The contractor shall have a sweeper on site or have one available within 3 hours. <br />• Tracked sediment must be removed from all off-site paved surfaces promptly upon <br />. discovery, or as directed by the City. <br />REU Number: This site incurs a quarterly storm water charge, which~is based upon the .amount . <br />of impervious area.
