CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />RUM RIVER HILLS, INC. <br />BUILDING EXPANSION <br />On December 9, 2008, Site Plan approval was granted by the City of Ramsey ("City") to Rum <br />River Hills, Inc. ("Permittee"), whose address is 16659 St. Francis Blvd. N.W., Ramsey MN <br />55303, to construct a 1,472 square foot addition to the existing clubhouse and a 768 square foot <br />addition to the deck ("Structure") on the property which is legally described as follows: <br />Outlot A, Rum River Hills, Anoka County, Minnesota <br />the ("Site"), <br />This approval is issued pursuant to §9.03.08 of the City Code. The conditions of this approval <br />are as follows: <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br />2. STATE BUILDING CODE AND FIRE -CODE COMPLIANCE. The structure shall <br />be constructed in accordance with the requirements of the State Building Code and Fire <br />Code. <br />3. SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown <br />on the Site Plan submittal prepared by Shade Tree Designs dated October 14, 2008; <br />revised <br />4. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan submittal and in accordance with City Code.. The City <br />Engineering Department requires the submittal of a complete set of Construction Plans <br />for review and approval prior to beginning construction on the site. The Required <br />'Improvements areas follows: <br />a. Site grading in accordance with the Site Plan prepared by Shade Tree Designs dated <br />October 14, 2008, revised <br />b. Installation and removal of bituminous and concrete surfaces. <br />c. Establishment of turf in areas disturbed during construction and in accordance with - <br />the Site Plana <br />d. Installation and removal of temporary erosion control measures. <br />e. Installation of landscaping materials in accordance with the .Site Plan prepared by <br />Shade Tree Designs dated October 14, 2008, revised , 2008. <br />f. Irrigation .rain sensors shall be installed and appropriately placed throughout the <br />development. <br />("Required Improvements"). <br />-193- <br />
