<br />CASE # / <br /> <br />REQUEST FOR EXTENSION TO SUBMIT FINAL PLAT FOR <br />RAMSEY TOWN CENTER 6TH ADDITION AKA GABLES TERRACE; <br />CASE OF D.R. HORTON, INC. <br />By: Amber G. Miller Community Development Director <br /> <br />. Background: <br /> <br />D.R. Horton Inc. received final.site plan and final plat approval of Ramsey Town Center 6th. <br />Addition in May of2005. In November 2006, the City Council granted an extension of final plat <br />approval until May 2008. Following that, D.R. Horton submitted a revised preliminary plat, <br />which was approved by the City Council on July 24, 2007. A final plat and final site plan were <br />submitted for the revised Ramsey Town Center 6th Addition in February of2008 and the name of <br />the revised plat was changed to Gables Terrace. The final plat and site plan were originally <br />scheduled for a Council agenda this past March. The applicants requested a postponement of the <br />case. In July of 2008, the Applicants requested that the Gables Terrace be granted 'an additional <br />extension of final plat which the Council granted for a term of six months. <br /> <br />The City received an email from the developer dated December 17, 2008 requesting another six <br />month extension to 'file for final plat approval. <br /> <br />The following items are included for your review: <br /> <br />a) Site Location Map <br />b) Approved Preliminary Site Plan for Gables Terrace (RTC 6th Addition) <br />c) Resolution to grant/deny D.R. Horton, Inc. request for an extension to submit a final plat <br />for the Gables Terrace subdivision. <br /> <br />Funding Source: <br /> <br />All staff costs associated with the extension request are the responsibility of the developer. <br /> <br />Observations: <br /> <br />The current state of the real estate market has caused many developers to substantially delay <br />their residential projects and in some cases completely abandon their projects. This is a project <br />with potential to continue to move forward and staff would like to continue to facilitate that. <br />There are several issues with regard to the Master Development agreement which the Developer <br />and the City are currently trying to work through. We have been corresponding regularly with <br />the Developer and continue to work towards a solution. <br /> <br />Recommendation: <br /> <br />City Staff reconimends approval of a six month extension to June 6, 2009 for the developer to <br />submit a final plat application. <br />
