<br />A majority of these two parcels will be used for right of way and stormwater treatment for <br />Quicksilver Street. The remaining portion of these parcels wouid be anticipated to be platted as <br />part of the adjacent parcel to the east. <br /> <br />The result of the non-conformance to City Code is not the result of the property owner, but a <br />need for an extension of Quicksilver Street on behalf of the City. With the proposed subdivision, <br />the existing lot would generally continue to follow the Rural Performance Criteria in the <br />Comprehensive Plan. Furthermore, given the proximity to the proposed water tower, it could be <br />appropriate to consider the area for municipal services at such a time s~tary sewer would <br />become available to the area, thus allowing for smaller lot sizes. The property will be required to <br />accommodate primary and secondary septic system sites until such time it potentially could <br />connect to City sewer and water. <br /> <br />Staff Recommendation: <br /> <br />City Staff recommends approval of the variance, contingent upon approval of the variance to <br />platting requirements by the Board of Appeals. <br /> <br />Board Action: <br /> <br />Motion to adopt Resolution #09-01-_ to adopt Findings of Fact # _ related to th~ request for <br />a variance to the minimum lot size requirements in the R -1.
