That the Applicant has stated the additional ground signs are necessary for directional purposes as a <br />result of the change in traffic patterns caused by the upgrades to Sunfish Lake Boulevard. <br /> <br />12. That the Applicant is proposing to install one additional directional, ground sign that would be <br />sixteen square feet in area per sign, and seven feet, nine inches in height on the Subject Property. <br /> <br />13. That the Applicant is proposing to install one additional directional, ground sign that would be <br />sixteen (16) square feet in area per face, and seven feet, nine inches in height on the adjacent <br />property of Lot 2, Block 1, Sunfish Commons. <br /> <br />14. That the Applicant is also proposing to install a new, larger dynamic display sign on the existing <br />pylon sign for the Subject Property, which will exceed the maximum square footage allowed for <br />sign face, but will not exceed the percentage of a sign allowed for dynamic display. <br /> <br />15. That the City has, in the past, approved requests to exceed sign size restrictions allowed by City <br />Code. <br /> <br />16. That the proposal will not grant the Applicant special privileges that are denied to other properties <br />in the commercial area. <br /> <br />17. That the proposal will be designed so as to be harmonious and appropriate in appearance with the <br />existing or intended character of the vicinity and will not change the essential character of the area. <br /> <br />18. That the proposal may adversely impact traffic in the area and is subject to approval by the City <br />Engineer. <br /> <br />19. That the proposed increase in sign surface area and height will not be unduly dangerous or otherwise <br />detrimental to persons residing or working in the vicinity of the use or to the public welfare. <br /> <br />20. That the proposal will not substantially impair the use, enjoyment, or market value of any <br />surrounding property. <br /> <br />21. That the proposal will not be hazardous or disturbing to existing or future neighboring uses. <br /> <br />22. That the proposal will not create excessive additional requirements at public cost for public. facilities <br />and services, and it will not be detrimental to the economic welfare of the community. <br /> <br />23.
